Location: Homestead at Towne Center, Van Wert, Ohio 45891 Status: Non-exempt SUMMARY Oversees the general operating maintenance and repair of the residence and the physical plant to ensure the residents' of Homestead at Towne Center are safe in their homes while enjoying a satisfying life style experience. Other responsibilities include ordering and requisitioning supplies and equipment as needed, performing regular daily, weekly and monthly maintenance inspections, assigning duties and work assignments. Responsible for following established safety rules and policies and procedures of the maintenance department, keeps required records and submits them to the Executive Director and Property Management when required, and cooperates with other employees and department heads. PRIMARY DUTIES AND RESPONSIBILITIES ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. 1. Establishes departmental regulations and procedures in conformance with Homestead at Towne Center, State and local policies. 2. Develops standards for organization and supervision of the maintenance department. 3. Responsible for overall supervision of the Maintenance Department including "hands---on" performance of maintenance and repair work. 4. Maintains the scheduled and unscheduled maintenance on, but limited to: HVAC, elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment, and emergency pull cord equipment. 5. Maintains the building in good repair and free of hazards such as those caused by electrical, plumbing, heating and cooling systems, etc. 6. Assumes responsibility for total maintenance operations and handles all situations in the maintenance department according to policy and/or state/local regulations. 7. Keeps the community beautiful and free from safety hazards in compliance with Federal, State, and local laws. 8. Responds to maintenance requests by residents for items needing repair in their rooms, including repairing plumbing, electrical, heating and replacing light bulbs as outlined in company policy and procedures. 9. Repairs and maintains vacated rooms in a timely manner. This includes painting and cleaning carpets. 10. Maintains the smoke detectors, fire alarm and emergency generator systems in good working order, performs test on fire alarm and emergency generator system weekly and keeps required records of test results. 11. Conducts in-service fire safety training for all employees, along with the state required yearly inspection. 12. Maintains positive communication with local Fire Marshall, building inspector, state elevator inspector, and any other jurisdictions governing the residence. 13. Repairs walls, floor coverings, doors, and wood work in the common areas of the residence. 14. Ensures that walls, floor coverings, doors, and woodwork in common areas of the community are properly maintained. 15. Assesses all plumbing and electrical problems within the residence and determines the best course of action to correct the problem. Diagnose and repair electrical systems including incandescent or fluorescent lighting ballast systems and outlets. Works within the legal scope of local and state codes. 16. Oversees the waste removal and pest control. 17. Ability to cover other maintenance staff members shifts, who are absent due to sickness, vacation, etc. 18. Ability to assist with move-ins, move-outs and transfers. Including moving of any furniture, personal belongings, etc. 19. Create and maintain a rotating weekend on call schedule. 20. Remains on call for emergencies seven days a week, twenty-four hours a day. 21. Orders and requisitions supplies subsequent to the Executive Director approval. 22. Orients and trains new employees in maintenance department. 23. Ensures safe work practices/procedures are developed and followed, to include those relating to employee injuries, prevention, and infection control. 24. Checks with Executive Director and/or department heads for work orders on a daily basis. 25. Participates in budget planning for the Maintenance Department. 26. Coordinates remodeling and redecorating projects. 27. Reviews material safety data sheets (MSDS) as requested for potential exposure to hazardous chemicals used and takes necessary precautions 28. Participates in and plans in-service trainings, as necessary. 29. Attends Department Head Meetings and sits on required committees. 30. Assists in preparing and conducting annual trainings updating employees of the Community Disaster plan. 31. Maintains the company bus/vehicles as required and possesses the ability to drive as deemed appropriate for community/resident needs. Must maintain a valid driver's license and be insured with Homestead at Towne Center. Must complete bus driver orientation and responsible for orientation of new drivers/employees of Homestead at Towne Center. 32. Reports to supervisor any resident issues or concerns that may occur while working. 33. Concerns his/herself with the safety of all residents' in order to minimize the potential for fire and accidents. Ensuring that the community adheres to the legal, safety, health, fire and sanitation codes by being familiar with his/her role in carrying out the communities fire, safety, and disaster plans. 34. Ensures that residents and families receive the highest quality of service in a caring and compassionate environment which recognizes their rights and needs. 35. Follows departmental procedures including sanitation, safety, and work schedules. 36. Follows compliance of community with health department regulations. 37. Follows proper procedures and storage of all chemicals and equipment. 38. Attend all required trainings, maintaining compliance with company policy and State. 39. Read, understand and comply with all company policies and procedures. 40. Other duties as assigned. Participates in training, in services, and attends meetings as required. Ability and patience to care for and about others. Protects privacy and confidentiality of information pertaining to the resident, employee, residence, company information and records. Maintains safe and secure working environment and practices safe working habits. Complies with the attendance policy. Maintains neat appearance, good hygiene and appropriate attire. Minimum 1-3 years related experience. Knowledge of building equipment, building codes and building systems (HVAC, plumbing, electrical) in health care facilities. Knowledge of all phases of maintenance of HVAC, plumbing and electrical systems. EPA and HVAC certification preferred. Training of Material Safety Data Sheet (MSDS) for chemicals or hazardous materials.
